Common roller door problems
- Door is heavy or hard to lift — the spring tension in the drum has weakened over time and needs re-tensioning.
- Door drops or won't stay open — tension is too low, which is a safety risk.
- Door flies up or won't stay closed — tension is too high.
- Jammed or crooked curtain — usually bent guide rails, a damaged curtain edge or a car bump.
- Grinding or squealing — dry or worn drum wheels and bearings, or guides full of sand and grit.
- Motor running but door not moving — stripped drive or a disengaged motor.
Roller door re-tensioning
A well-balanced roller door should lift smoothly by hand and stay where you leave it. Over the years the springs inside the axle lose tension. We re-tension the door to the right balance, which makes it easier to open manually and takes strain off your motor.
Sand, salt and roller doors
In beachside suburbs like Manly, Queenscliff and Freshwater, sand and salt collect in roller door guides and wheels. A clean, adjustment and lubrication with a suitable dry lubricant (not grease, which attracts sand) makes a big difference to how quietly and smoothly the door runs.
Repairs, parts and replacements
We replace guide rails, drum wheels, bearings, locks, curtains and weather seals, and we can fit or repair roller door motors. If a curtain is beyond repair we'll quote on a new roller door.

Frequently asked questions
Why is my roller door so hard to open?
Usually the spring tension has dropped. A re-tension restores the balance so the door lifts easily.
Can a dented roller door be fixed?
Minor dents and bent guides can often be straightened. Badly creased curtains may need replacing — we'll advise after inspecting.
Should I grease my roller door?
No. Grease attracts sand and grit, especially near the beach. We use a dry silicone-based lubricant.
